American Fork, UT lies at the foot of Mount Timpanogos, north of Utah Lake, was settled by pioneers in 1850 and counted 33,337 residents in the 2020 census. Plumbing problems here tend to follow the calendar. Water heaters give out in the cold months, and supply lines get noticed when summer use climbs. Our licensed plumbers cover each of these jobs, and the 24/7 emergency line is open every day of the year, holidays included.
If water is running where it should not, close the main valve, switch off power to any wet area and call us. Nights, weekends and holidays are answered the same way, and same-day appointments are available when the schedule allows.
Winter: the water heater works hardest and fails when it is cold
A water heater runs longest in January, when incoming water is at its coldest and everyone showers at once. That is when a tired tank gives out, with a leak from the base, a cold shower or a pilot that will not stay lit. Our water heater replacement crews handle failed tanks, and we take after-hours calls in any month.
Utah emergency guidance says to secure your water heater to the wall and to know how to shut off water, electric and gas. Check the strapping, find the shutoff valve on the cold inlet and mark it with tape. If the tank is leaking, turn off the inlet and the gas or power, then call the 24/7 line.
Cold also tests exterior walls and garages. A pipe in an unheated space can freeze and split, and the damage appears when it thaws. If you hear running water with no fixture open, treat it as an emergency.
Spring: irrigation wakes up, and the house line gets noticed
American Fork implemented pressurized irrigation in 2007, completed construction in 2010, and about 95% of residents are connected. That system is separate from the drinking water in your kitchen, so a wet spot in spring may come from either side. We look at which line it belongs to before we dig or open a wall.
Turn on outdoor spigots and check each hose bib for drips. Walk the yard and note any area that stays soft after the sprinklers have run. Ask the city for its seasonal schedule, because the dates differ by system and this page does not state them.
Summer: heavy use shows up in the water line and old fixtures
Use rises with lawns and visitors, and a weak water line or a worn shutoff shows it fast. A drop in pressure when two taps run at once points to a restriction. A meter that moves with every fixture off points to a leak. Our water line repair page covers how we locate and fix a leak on the line between the meter and the house, and repiping covers homes where several leaks suggest the pipe has aged out.
Call 811 before any digging, because utilities do not mark lines they do not own. The pipe from the meter to the house may belong to the homeowner, so ask your water utility who is responsible before you plan a repair.
The city says its pipes are old: what that does and does not mean for you
The city's 2024 Water Conservation Plan says much of its distribution piping is more than fifty years old and includes replacing aging pipe in its capital plan. That statement is about the mains under the street. It says nothing about the line from the meter into your home, which depends on when your house was built and what material was used.
Do not assume your private pipe is old because the city main is. Do not assume it is fine, either. If you see brown water, low pressure or a stained ceiling, we inspect the supply pipe, pressure test the system and tell you whether a fix or a repipe is the honest answer.
City water comes from wells and springs. The plan lists springs at 2,905 acre-feet per year and wells at 25,020, with no purchased surface water. It does not give a hardness number, so test your tap for scale before you buy a softener.
Need a plumber right now?
The 24/7 line is open. A dispatcher will book a licensed plumber.
Fall: sewer lines and slow main drains before the holidays
Fall is a good time to deal with a slow main line before holiday guests arrive. A line with a root intrusion clears with a cable, but the roots grow back, and a camera shows how bad the damage is. Our sewer line repair team can repair or replace a failed section and shows the footage before any quote.
A backup into a basement floor drain at night is an emergency. Do not run water, do not use chemical cleaners and call us. Whole-house gurgling after the washer drains usually means the main drain, not a single fixture.
Fall is also the time to find your main shutoff, test it and mark it. A valve that has not moved in a year may be stuck, and you do not want to learn that in a flood.
Season, symptom and service at a glance
| Season | What shows up first | Where we start |
|---|---|---|
| Winter | No hot water, base leak, pipe in an unheated wall | Water heater replacement or burst pipe repair |
| Spring | Wet yard, drips at hose bibs, pressure change | Leak detection, then water line repair |
| Summer | Low pressure, brown water, high use | Pressure test, then repiping or water line |
| Fall | Slow drains, gurgling, basement backup | Drain cleaning, camera, sewer line repair |
These are patterns, not rules. Any season can bring any problem.
Between Mount Timpanogos and the lake: reaching 84003 and 84062
American Fork is about 13 miles north-east of our Saratoga Springs base, about 22 minutes by road in normal traffic. These are estimates, not an arrival promise. The primary ZIP is 84003, and Highland shares that ZIP. We also take emergency calls in 84062, which covers Pleasant Grove.
A water heater swap in 84003 and a repipe near the Pleasant Grove line in 84062 start the same way, with the 24/7 line and a few questions about the house. Neighbors in Lehi and Eagle Mountain use the same line.
Before we arrive: shutoff steps for the foot of the mountain
Before we arrive
Find and close the main
Look near the water heater, in a basement or by the front hose bib. Turn clockwise until it stops. Tag the valve so everyone in the house knows where it is.
Cut power to wet areas
Turn off breakers for a wet garage, laundry room or basement. Never reach into water near a live outlet.
Protect what you can
Lift valuables off floors and cover furniture. Take photos of wet areas before you move anything.
Call the 24/7 line
Dial (385) 488-1892. Tell the dispatcher your neighborhood, your ZIP and the season's symptom, such as a cold shower or a wet yard.

Frequently asked questions
We serve 84003, including the Highland side that shares it, and 84062 for the Pleasant Grove area. Whether you live near Main Street or up toward the mountain, call the 24/7 line and we will confirm.
Yes. The emergency line is open 24/7, including nights, weekends and holidays. Same-day appointments are available when the schedule allows. We dispatch from Saratoga Springs, about 13 miles away, and do not promise arrival times.
That statement describes the city's mains, not your private line. A pressure test and a look at the material tell us your line's condition. Ask your utility who owns the pipe from the meter to the house.
A leaking tank cannot be repaired. Rust-colored hot water, rumbling and a tank that cannot keep up are signs of age. Thermostats and elements can be replaced, but a leaking tank means a new unit.
If leaks keep appearing in different places, the pipe may be failing along its length. One leak at a fitting can be patched. We show you where the pipe is weak and let you decide.
